FISCAL 2017 REAL ESTATE ABATEMENT PROCEDURES
APPLICATIONS FOR REAL ESTATE ABATEMENT ARE AVAILABLE IN THE ASSESSORS OFFICE, 1 LIBRARY ST., GEORGETOWN. OFFICE HOURS ARE
- MON - THURSDAY 8:00 a.m. to 4:00 p.m.
- FRI - CLOSED.
The assessing date for this tax bill is JANUARY 1, 2016, and all relevant documentation should be made to reflect this date. If you have had a recent appraisal done on your property it must be made to reflect the assessing date. It is not necessary at this time to hire an appraiser, as long as you are willing to do the homework required. Calendar year 2014 and 2015 sales reports are on the counter at the assessor’s office. Find at least three (3) sales of property most comparable to yours and as close to the assessing date as possible. Compare these properties to yours i.e. overall building area, building style, number of rooms, bedrooms, baths, land area, location, garages, pools, sheds, etc. These same procedures should apply if you feel you are being assessed unfairly relative to neighboring properties.
Remember, this is the process whereby you are proving your case as to show the valuation is wrong. Any other supporting documentation you may have should be supplied along with the application for abatement to take action. If the board does not act within that time period the application is “deemed denied”. You will receive notice from this office as to an abatement granted or denied. If you wish to discuss the board’s response, contact this office and we will schedule a time for you to meet with the board.
APPLICATIONS FOR ABATEMENT MUST BE RECEIVED BY THIS OFFICE NO LATER THAN 4:00 P.M., WEDNESDAY, FEBRUARY 1, 2017.
If you are not satisfied with the board’s decision, or the application as deeded denied, you have the right to file an appeal with the Appellate Tax Board, 100 Cambridge Street, Boston, MA. Phone (617) 727-3100.
