Hi Paul,
I would not be able to offer an opinion on the possible construction cost until we completed the feasibility study and had the work estimated by a cost estimator.
It will depend on how much reconfiguration the spaces need, the finishes chosen and the cost of addressing any structural, mechanical or other issues (site, hazardous materials, septic etc)
Sorry not to be more helpful at this early stage. Do you need to commit to the purchase right away or can it wait until you have more information from the feasibility study?
